1. Use:
a. Upscale independent full service restaurant and bar.
2. Location:
a. Westchester County, North of Cross County Parkway.
b. Proximate to one or more major highway (684, 287, Saw Mill, Taconic, etc.)
c. Existing liquor license or no barriers to licensing.
d. Prefer East side of the County to the West side.
e. Desired neighboring/anchor tenants might include…(TBD)
f. Open to considering both In town/village location with pedestrian traffic vs. “highway” location.
3. Size:
a. 75 – 90 seats plus 15 -18 stool bar.
b. Between approximately 1,600 – 3,000 square feet.
c. 2,000 square feet is ideal.
4. Infrastructure requirements:
a. Existing, to code, working kitchen exhaust.
b. Electric: 400 amps.
c. Gas: existing service, 2.5” line, 1.5 MM BTU.
d. Existing working HVAC sized for the premises (i.e. 1 ton per 150 SF)
e. Convenient access to 30 or more parking spaces, not including street parking, whether dedicated, shared or municipal.
f. Realistic signage regulations (i.e. number, size, illumination, etc.)
5. Budget:
a. Depending upon location, size and type of lease (gross, NNN, etc.), ideally $5,500/month rent, maximum of $10k/month, but flexible (and realistic) for the right opportunity.
6. Terms and Conditions:
a. Prefer “good guy” guarantee to personal guarantee.
b. 10 year lease with two – 5 year options exercised by Tenant.
c. Escalations every three years preferred to annual escalations.
7. Other Notes:
a. Outdoor seating, patio or sidewalk, is highly desirable.
b. Ability to add wood burning exhaust and/or fireplace.
